BMW $1200 1st Anniversary Voucher

I received a voucher of $1200 from BMW as a Christmas gift. A lovely present to be used at Verve Portraits.

Unfortunately I won’t use the voucher. My daughter is a professional photographer doing this type of business and has just done a portrait of her brother.

I didn’t want it to go to waste so I decided to offer it as a gift to my clients.

Thanks to Deb Diamantis at BMW Wangara who provided me with excellent service and made it possible to transfer the gift to whoever I want to.

I sent 375 emails/texts and said that the first one to call would receive the gift.

I had a few calls but the first one was Kyro Saweres, pictured with me.

Thank you all and sorry I could not please everyone.

Wait for my second Anniversary until BMW sends me another gift….maybe.

And you also could consider going to BMW Wangara to purchase a car for yourself.

They offer excellent service and it comes with tea, coffee and lots of smiles. Worth the experience!… Plus the gift which is a bonus, right?

Thank you for your testimonial

I have just received a testimonial from my adorable seller through ‘Rate My Agent’. Thank you Mr. Milloy!

It was a hard journey but i’m happy to have accomplished the job.
It is very rewarding to receive testimonials from clients and I have published them from time to time.
The most important thing in this business of selling real-estate is the trust that the sellers have for the agent. And most importantly it is that the agent does not break that trust.
I do “whatever it takes” to sell a property but I am ALWAYS fair with the buyers.
I have a slogan that I think that really works:
“Listen to all of their Real Estate needs”
This slogan is self explanatory.
Just listen and make sure you can satisfy their needs.
It works for the buyers too.
If you listen you will find out what they are looking for, and when you have a property coming to the market let your buyers know and give them the “first right of refusal”.
They are the BEST advocates for your career.
Thank you again Mr. Milloy.
You made my day!

Merry Christmas Mysteries at my door…

Gifts at my door step and don’t know where they came from.

I love Christmas  and I love to give presents at Christmas. I never expect anything back and when I receive a gift I feel overwhelmed and embarrassed .

Someone has been dropping gifts at my door step and I don’t know who they are.

Thank you!

I received a lovely bottle of champagne and chocolate . No card. Who are you?

Thank you!

I also received a lovely basket of Christmas goodies. Was it you?

And a bag of baby items from Hunter & Jade, this one is a real doozie.

One Mystery gift solved: I found one of the culprits

Thank you Stella! Mystery solved.

We found the basket of goodies without a name at all. I asked some of the neighbours and could not find out who left the gift! This morning we found a card with a bit on scotch tape on it. Eureka! The wind had made the card fly away from the gift. Interesting story, eh?

***UPDATE 2***

My daughter was able to solve another of the mysteries. She entered a competition online for some baby products, and won a Hunter & Jade pack, which she has now passed on to a friend who is expecting. A baby teething ring with matching bib, and some natural nappy balm and vapour rub. How sweet.

Now we have to find out who left the other one.

Did you?

What Builder should you choose to build your home?

The choice is enormous here in Perth but without being biased I pick someone who is reliable, professional, relentless and most punctual.

You may have had a bad experience but I have heard from my clients who built through Seacrest Homes that they tick all the boxes you are looking for.

Of course you are going to run into a little problem here and there but with COMMUNICATION the problem will be fixed in no time.

I suppose I am a bit biased because Paul Basso, one of the figureheads of Seacrest Homes, always gives me some business once in a while.

Aside from that, I have heard of good experiences from people who built through them. Seacrest Homes offers a variety of designs, types of buildings and prices.

Starting from the top:

Seacrest Homes and Broadway Homes.
More affordable:
Affordable leaving and Ideal Homes.
They may offer you other ranges too. Give them a buzz and own your Dream Home.

Property prices don’t go down (unless overpriced) so buy today and reap the rewards tomorrow

One day in 2002 when doing a home open in Sorrento, one of the neighbors popped in to see the house and compare it with his own but at that moment he was not looking to buy another.

We started to discuss properties and I asked him if he had anything to sell? He answered “yes, but in Narrogin”.

He explained where Narrogin so I said “I am interested. A weekend is coming up, give me the keys and I will investigate and come back to you”. The property had been on the Market with an Agency from Narrogin for the last 3 Month and no offers.

My husband and I drove to Narrogin and I visited the whole building of 10 units with only 3 being occupied. They needed a bit of work but 10 units, a whole building!

I had butterfly in my tummy from excitement so I put my head to work and sold the property in one week.

If you are thinking of selling and wish to employ my stamina, enthusiasm, excitement and most of all passion for Real Estate just pick up the phone and call me.

I am your girl!

Here is what those happy client’s said;

Hi Alycee
Loved your article and the property that we bought through you on 2 August 2002 for $264,000.
10 units in country town Narrogin 200 kms from Perth. Yes for all 10 units.

Oh so much anxiety did we pay to much. Why were only 3 units rented at $90PW each. Only 5.31% gross return.
With Alycee’s enthusiam and encouragement the sale proceeded.

We rebitumenised the driveway, put new carpets & painted all units and within 3 months all units were tenanted.

Now the property is conservatively valued at $1.5 million with rents at $220pw each, 43.33% gross return on our purchase price.

Thank you again Alycee.

Remember: People may say we are lucky but that is not so.
The more you work towards your goals, the “luckier” you become.
Luck plays no part in it. Goal setting and a realisation that we want to retire on an income equal to what we received when we were working and not less.

Please like us on italktravel North Perth, Colin is organising a South American Tour next year and we would love you and your friends to be aware of the trip.
Kind regards
Michael Beros

I have so many beautiful and talented friends and Belinda Wilkinson is no exception.

A past client who I helped to buy a house Belinda Wilkinson, is a reporter for Channel 7’s Today Tonight and is back in Perth after working for Channel 7 in Sydney.

I’m a WA girl, moved to Sydney with Ch7, came back to buy a property within five days. Found you. Amazingly patient. You asked the right questions and knew what I was looking for and understood my time constraints. We raced around like headless chooks but found the best bargain house. It was right below our nose and we couldn’t believe our luck!

I’m back in Perth reporting for Ch7 and I’m in the process of renovating that place now. I will look back to a property around North Beach for that coastal lifestyle I love, and hope to settle in.

I’ll be calling you very soon Alycee…..let’s do it again!

It makes me very proud to love what I do!
