Growing old gracefully and putting things into perspective means working with less pressure to pay bills

I have been in Real Estate  over half of my life and I am still very active and probably will be going until I am 90. I want to be number one in something so I will have a chance to be the number one oldest Real Estate Agent in the world. He…he….he…

But I am also thinking of getting an income from my rental properties and at my age it is time to do some housekeeping in order to achieve my goal.

This is what I have been telling everyone: IT IS TIME TO SELL. Just recently I have taken my own advice and have just sold one of my investment properties so I can pay others off and reduce the mortgages and start to have a rental income.

I do not recommend that young people to do it. Only the “oldies” like me. The best way is to owe the Banks $1.5 to $2 million until you are around 55 years of age then you start to sell and pay off some mortgage. You have then created your wealth.

The way the real estate market is now is fantastic to do the 2 most important thing in Real Estate:


Interest rates may drop again this month or will continue to be on hold  for a while  but you still can BUY and enjoy paying a low percentage and higher rental income to cover your mortgage.

Shortage of properties in the market and tons of buyers everywhere, it is time to SELL!

Even though I have just SOLD one I am in the market to look for something special to BUY because as you know I am not ready to retire….. yet!

I need to take profile pictures of myself with my new look to do new cards, calendars, etc

If you know a good photographer that can make me 20 years younger…hehehe…and obviously make me pretty, I need one.

The last time I had my picture taken by a “professional” photographer was devastating. I look sick in all the pictures. So I give that one a miss.

I am old I know and I don’t accept that very well but there is no reason to look like “ate something and did not like” kind of face.

This picture that is shown on here in this post I took with my Iphone and I don’t have the “sick” look. Just the “old” look and that I cannot change.

Few other colleagues also wants other new pictures taken and prefer to look for another photographer also.

The Reserve Bank is helping us. Are the Banks?

Well, I just heard that the Bank holding all my mortgages, WestPac is offering 5.69% for 3 years and 5.99% for 5 years, I have not checked the others.

Shall I fix or not fix?

I, personally will not as I am hoping that the Reserve Bank will have at least 2 more cuts until the end of the year. Or maybe just one in October or December.

After the second cut I may do something, I will not “push” my luck.

Miserable Month of July for sale as I found out from most Agents I spoke with. I spent 11 days away in Europe and Dubai, so property was not in my calendar.

Except I was browsing properties in Italy and saw some really good buyes for under $100,000 Euros. I did not know that these prices existed. Not in Perth or maybe not in Australia. Amazing the difference of lifestyle and specially prices in everything specially food. Cheaper to live there but I will not change Perth for any place in the World.

Anyway, interest rates are on hold and it is time to get your property now either to live in or for investment. Don’t wait for tomorrow and you may miss the boat either on price or higher interest rates.

Be an owner not a renter. Pay your own mortgage not somebody else’s mortgage.


Baby watching a movie on Mum’s mobile is something really futuristic for me

While on the line up at the Bank tellers I saw this baby in a pram so enthralled on a movie in Mum’s mobile that stunned me how the children are in such a young age playing with electronics while me, older…not grey yet having problems with simple things in my computer.

Speaking to baby’s Jordan Mum, Danielle and asked permission to do this blog on her baby.

I know technology is well advanced today but I was unaware how advanced had progressed because my “babies “are now 28 and 35 years old.

What is next? The mobile phones are very popular with the 7 years old I know and they even teach me new things in my mobile. I just cannot keep up with it.

No, not time to stop. I learn new things everyday and that is what keeps anyone alive. The mind has to be working, right?

So the children are well advanced in technology and also smarter saving money in early age to buy their first home. I admire that. I start late investing in property but is never too late and never too early.

Just a blog on a smart cute baby I saw in the Bank.

I was not sure who was in the line up: Baby or Mum. HA.HA.Ha!

Buying a home to put a roof over your family’s head and not pay rent. That is what counts. Forget about capital growth. Interest rates on hold. Great time to buy

Usually people when buying a house they ask the Agent:

“How much will this house be worth next year or within 3 years? ”

Who cares? No one has a crystal ball to answer that question. It will all be guess work.

If you are purchasing a home to live in, don’t worry about the capital growth. Property is a long term investment. Wait 10 years and you probably by then you will have a lot of equity on the house paying mortgage not rental which you would not have any equity because would belong to someone’s else.

If you are buying an investment property you have to watch for:

Location, condition, potential and rentability.

If any of the homes you are looking to purchase fits one of these criteria, then you will have a winner.

There are 10900 homes on the market today.

A lot of good deals around. Don’t wait forever. I do not have a crystal ball but if you don’t buy you will never win!

It is like a lotto. If you don’t have a ticket you will miss the chance, right?

Good deals with Banks out there. You can fix for 5.79% for 3 years at the moment. Even less with some lenders…
